- Title deed/Deed of sale (proof that you are the legal owner).
- Mortgage deed
- Certificate of location (recent, less than 10 years old or reflecting changes made to the property).
- Municipal and school tax account (for reference of annual amounts).
- Municipal assessment statement (current assessment).
- Mortgage statements (if applicable, to be paid off at the time of sale).
- Brokerage agreement: CCVE – Mainly residential building with 5 units or less, or CCDE – Specific to condos (mandatory form with a broker).
Technical documents and compliance
- Reports or certificates relating to septic systems (compliance, date of installation, capacity).
- Artesian well report (depth, flow rate, water quality).
- Construction or renovation plans (if available).
- New home warranty (GCR, APCHQ, etc.) (if still in effect).
- Renovation permits or certificates of compliance (if major work has been carried out).
Financial documents
